BedR acts solely as an intermediary platform. We facilitate the listing of properties and the booking process. We do not own or manage the physical condition of any listed property, nor do we directly control the actions of property owners or students. Our role is limited to providing a platform for connection and transaction facilitation. Therefore, BedR cannot guarantee the authenticity, accuracy, safety, or legality of listings, or the truthfulness or accuracy of user-provided information.
3. User Responsibility
Users of the BedR platform bear primary responsibility for exercising due diligence and caution in all interactions and transactions. This includes, but is not limited to:
- Verification of Information: Students are strongly advised to independently verify all property details, including location, amenities, pictures, and the identity of the property owner, before making any booking or payment. Property owners are responsible for ensuring all information provided in their listings is accurate and up-to-date.
- Direct Communication: While BedR provides communication tools, users should be vigilant during direct communications. Be wary of requests to communicate or transact outside the BedR platform, as this may be an attempt to circumvent our security measures and facilitate fraudulent activity.
- Payment Security: All payments related to bookings should be processed exclusively through the secure payment gateways integrated into the BedR platform. Never make payments directly to individuals or through unverified third-party channels. BedR does not hold security deposits; any arrangements for security deposits are directly between the student and the property owner.
- Personal Safety: When arranging property visits or meeting with property owners/students, prioritize your personal safety. Inform a trusted friend or family member of your plans, meet in public places, and avoid sharing excessive personal information.
- Reporting Suspicious Activity: Immediately report any suspicious activity, communications, or listings to BedR customer support. Your prompt reporting can help us investigate and take appropriate action to protect the community.
4. Common Fraudulent Activities to Watch Out For
Users should be aware of common fraud schemes that may target online marketplace users, including:
- Fake Listings: Listings with unusually low prices, vague descriptions, or generic photos that do not match the property's actual appearance.
- Advance Fee Scams: Requests for upfront payments (e.g., for application fees, background checks, or security deposits) before viewing a property or signing a lease agreement, especially if the property owner is pressuring you or seems overly eager.
- Phishing and Impersonation: Emails, messages, or websites that mimic BedR or legitimate property owners/students to trick you into revealing personal or financial information.
- Off-Platform Transactions: Attempts by a property owner or student to conduct transactions or communications outside the BedR platform to avoid commissions or scrutiny.
- Misrepresentation of Property: Properties that significantly differ from their description or photos upon physical inspection.
5. Limitation of BedR's Liability for Fraud
BedR shall not be liable for any loss, damage, or harm, whether direct, indirect, incidental, consequential, or punitive, arising from or related to fraudulent activities perpetrated by users or third parties on or outside the BedR platform. This includes, but is not limited to, financial losses, personal injury, or damages resulting from:
- Misrepresentations or false information provided by users.
- Transactions conducted outside the official BedR platform and payment gateways.
- Failure to verify the identity or legitimacy of other users or properties.
- Any disputes or issues arising after a student moves into an accommodation, as BedR's responsibility is limited to facilitating the booking process.
Users acknowledge that they use the BedR platform at their own risk and are responsible for conducting their own due diligence.
6. Reporting Fraudulent Activity
If you suspect or encounter any fraudulent activity on the BedR platform, please report it immediately to our support team at contact@bedrindia.com. Provide as much detail as possible, including screenshots, communication logs, and any relevant transaction IDs. While BedR will investigate all reports and take appropriate action within its capabilities, we cannot guarantee recovery of lost funds or resolution of disputes between users.
